Real Estate Manager – France, Belgium & Netherlands

About the role

The Real Estate Manager will lead KIKO Milano’s real‑estate strategy for its store network in France, Belgium and the Netherlands. Based in Paris, you will be responsible for the performance, profitability and customer experience of the retail and office portfolio while coordinating closely with Retail, Finance, Construction and Facilities teams.

Key responsibilities

• Define and implement a multi‑country real‑estate strategy aligned with business objectives and brand standards.
• Drive network optimisation through openings, closures, relocations and refits using data‑driven and geomarketing insights.
• Oversee lease strategy, negotiate new leases, renewals and renegotiations, and validate contractual terms with Finance, Legal and Global teams.
• Lead end‑to‑end project delivery for store openings, refits and maintenance, supervising construction, facilities and compliance with safety and legal standards.
• Manage CAPEX and OPEX budgets, track KPIs on costs, profitability and project performance, and promote efficiency, innovation and sustainability initiatives.
• Provide strategic leadership across Real Estate and Facilities, fostering cross‑functional alignment and developing team performance.
• Travel weekly across the three countries to support site visits, stakeholder meetings and project execution.

Required profile

• Demonstrated experience managing a retail real‑estate portfolio across multiple countries.
• Strong track record in lease negotiations and landlord relationship management.
• Proven ability to lead construction, refurbishment and facilities projects from concept to completion.
• Excellent analytical skills with experience using data‑driven approaches for site selection and network optimisation.
• Leadership experience in coordinating cross‑functional teams and developing team members.
• Willingness to travel regularly throughout France, Belgium and the Netherlands.
